 For convenience, we’ve outlined our Property Criteria for Management below so you can easily determine whether your home is a good fit for our portfolio.

Class A: New Construction

We love new construction properties! These homes often come with builder warranties, modern finishes, and energy-efficient systems, reducing maintenance costs and increasing market appeal. Because they’re built to current codes and standards, they rent quickly and tend to attract long-term residents who value a fresh, move-in-ready home.

Ideal features include:

- Recently completed builds or less than five years old
 - Up-to-date electrical, plumbing, and HVAC systems
 - Modern appliances and finishes
 - Compliance with all current safety and building codes

Class B: Newly Remodeled

We don’t discriminate based on age - some of the best investments are beautifully remodeled homes! If your property has been recently renovated and all major systems have been updated or replaced, it may qualify as a Class B home. When done right, a remodel can rival new construction in both style and functionality.

Ideal features include:

- Recently updated kitchens and bathrooms
 - New or well-maintained roofs, windows, and flooring
 - Modern systems (HVAC, plumbing, electrical)
 - Fresh, neutral paint and curb appeal that attracts residents

Class C: Great Condition

Older homes can still make fantastic rentals when they’re in great condition. We happily manage homes that are well-maintained, structurally sound, and free of safety or maintenance issues. These properties often have a unique character that residents love -  as long as everything works properly.

Ideal features include:

- No known safety hazards (such as trip hazards, faulty wiring, fuse panels, or leaks)
 - Fully functional appliances and systems
 - Clean, well-kept interiors and exteriors
 - Solid maintenance history
