1. All animals and pets require third-party screening and approval before applying. Complete the Pet Screening process, including submitting a photo and updated vet records for all pets.
2. A one-time, non-refundable $100 Pet Fee per pet is applicable, along with pet rent based on the pet screening score.
3. All applicants, whether pet owners or not, must create a profile at  https://foothillspm.petscreening.com . No fees apply for profiles without pets or related to ADA/ESA assistance animals. For applicants with pets, a $20 fee is charged for the initial application, with an additional $15 for each subsequent pet.

Tenants are expressly prohibited from housing domestic or other animals on or within the leased premises without obtaining prior written consent from the Landlord. This prohibition extends to pet sitting as well. Failure to adhere to this stipulation will result in a $500 fine imposed on the Tenant. If consent is granted, the Tenant is constrained to a maximum of two pets per property. Additionally, the Tenant assumes full responsibility for the care, behavior, and any damages caused by the permitted animal.

The Landlord retains the right to revoke consent and demand the removal of any previously authorized animal upon the first formal complaint lodged against said animal or upon presentation of evidence indicating injury or damage to person or property caused by the animal. The pet owner acknowledges and accepts financial responsibility for any damages inflicted by the pet, irrespective of whether such responsibility is explicitly outlined in this agreement.

Furthermore, certain breeds and categories of animals are expressly prohibited, including but not limited to  Akita, Alaskan Malamute, American Bulldog, American Staffordshire Terrier, American Wolf Dog, Bull Terrier, Doberman Pinscher, Dutch Shepherd, German Shepherd Dog, Husky, Malamute, Mastiff, Great Dane, Presa Canarios, Rottweilers, Chows, Neapolitan Mastiff, Pit Bull, Siberian Husky, Staffordshire Bull Terrier, St. Bernard, Wolf Dog Mix, and all crossbreeds involving these prohibited breeds.  Additionally, animals exceeding 100 lbs, those with a history of posing danger or inflicting damage on other tenants and/or properties, endangered species, snakes, wild animals, and farm animals (such as chickens, pigs, goats, wolves, etc.) are strictly forbidden.

For non-traditional pets, the following regulations apply:

1. Rabbits are not permitted.
2. Hamsters, reptiles, birds, fish, or other caged/tanked animals are categorized as "Pocket Pets" and are subject to a default monthly fee of $30. They must be confined within their designated cage or tank at all times.
3. "Pocket Pets" are deemed as pets, with a maximum allowance of two per property, each requiring a separate profile.
4. The term "Pocket Pet" encompasses small domestic animals like gerbils, chinchillas, guinea pigs, hamsters, ferrets, snakes, lizards, turtles, hermit crabs, sea monkeys, birds, and fish. These animals are confined to terrariums, tanks, or cages, and breeding is strictly prohibited.
5. In the case of fish, a 20-gallon tank constitutes one "Pocket Pet," and a 40-gallon tank is considered two "Pocket Pets" under the "Pocket Pet Policy." A one-time non-refundable pet fee of $100 and an applicable monthly pet fee are applicable for each such tank.
